What Happened?
Riot Platforms (RIOT) closed at $13.72 on October 16, down 11.48% in one session, as Cantor Fitzgerald cut its price target to $24 from $30 and kept its Overweight rating. Shares recovered 1.82% to $13.97 on October 19, still below their October 15 close of $15.50.
Cantor’s case rests on rates, cap rates, and build risk. Riot invited that lens when CEO Jason Les compared its leases to the assets that command premium valuations in institutional real estate. Riot’s own investor relations materials show how much room the math has.

A Rate Scare Hit Every AI Landlord, Not Just Riot
The week’s selling ran through CoreWeave (CRWV). On October 14, its stock fell more than 15% as yields on some of its bonds briefly topped 15% on AI debt worries. A hotter-than-expected September inflation report hit the group the same day. For more on the bond side of that selloff, see TIKR’s look at CoreWeave’s 25% weekly drop.
Two sessions later, Cantor’s Brett Knoblauch cut targets on seven AI data center stocks, citing rising rates, cap-rate pressure, capex overruns, execution risk, and regulatory uncertainty. Hut 8 (HUT) fell 10.96% and TeraWulf (WULF) fell 7.45% on October 16. Cipher Digital (CIFR) took the deepest cut, to $19 from $28.
Morgan Stanley (MS) had already cut its Riot target to $35.50 from $43 on October 9. TIKR still shows 14 Buy ratings, 7 Outperform, and 1 Hold, with a mean target around $31. Cantor’s $24 sits below that mean but about 72% above the October 19 close.

A 16% to 20% Yield on Cost Is What the Rate Worry Has to Eat Through
Riot’s 20-year, 191-megawatt lease with a frontier AI lab is expected to produce $365 million to $411 million of net operating income a year, on average over the term. Illustrative capex is $2.1 billion to $2.3 billion. On management’s estimates, the lease would return roughly 16% to 20% of its build cost per year. Higher borrowing costs narrow that spread, and the takeout financing’s pricing has not been disclosed.
On overruns, Les said on the August 10 call that the capex range “includes a healthy contingency reserve.” The tenant’s design is finalized, procurement has begun, and contractor Yates Construction has worked for this tenant before. On regulation, Les said Rockdale and Corsicana “are not subject to the batch process,” the ERCOT process that has made new Texas power harder to secure.
Riot as a whole still loses money. Second-quarter cost to mine, including miner depreciation, was 126.5% of each Bitcoin’s production value. Riot posted a second-quarter GAAP net loss of $237.2 million and negative free cash flow of $150.87 million.
As of October 19, Riot had not announced the roughly $180 million term loan on its AMD (AMD) capacity that it expected by September 30. Its $573 million Morgan Stanley bridge matures December 31; Chief Financial Officer Jason Chung said that facility is fully secured by the tenant.

TIKR’s mid case points to around $56 by December 31, 2030. That is about 300% above $13.97, or roughly 39% a year.
- Revenue Drivers: Rent arrives in stages. AMD reaches 50 megawatts by May 2027, and the AI lab reaches 96 megawatts in December 2027 and 191 megawatts by June 2028. Revenue was $647.44 million in 2025, and consensus sees about $1.25 billion in 2028.
- Margin Driver: Lease mix, with AMD’s capacity earning an 84% operating lease gross margin.
- Primary Risk: Delivering the AI lab on time and on budget.
- Upside: Les said a full Corsicana lease would mean more than $1 billion of annual rent at full deployment. As of the August 10 call, the site was only under a nonbinding letter of intent.
- Downside: Funding the build with new shares near today’s price would dilute existing holders.
Conclusion
Riot expects to hand AMD its next 10 megawatts in November 2026. Delivery on time and on budget would answer Cantor’s execution worry. A slip would validate it before any financing headline does.
