Why Realty Income Stock Fell 12% in a Quarter When Guidance Rose

Realty Income (O) stock fell 12% between June 30 and September 30, closing at $54, even though the company raised its full-year outlook on August 5.

Second-quarter adjusted funds from operations (AFFO, a REIT’s cash earnings) per share grew 3.8% to $1.09, and guidance moved to $4.44 to $4.45. The stock still closed at $62 on August 11, then drifted lower.

Company news did not break it either. A $1 billion convertible offering closed August 14 and a euro joint venture with KKR followed September 14, yet shares kept sliding.

What changed was the price of money. On the Q2 2026 earnings call, CEO Sumit Roy said net lease stocks normally trade inversely to the 10-year Treasury yield, but that the link had stopped holding for two months. By September 15, the 10-year sat “north of 5%,” and CFO Jonathan Pong told a Bank of America conference what that does to dealmaking: “with the cost of capital that is higher today than it was 3 months ago,” net lease buyers will not be as active.
