What Happened?
IREN Limited (IREN) closed at $25.51 on October 22, 2026, down 8.37%, one session after rising 4.58% on its new Spanish AI campus. The drop was not IREN news: CoreWeave (CRWV) fell 10.06% and Nebius Group (NBIS) 7.23% the same day, as Reuters reported short sellers had made $6 billion of paper profits on neocloud stocks in October.
The close was IREN’s lowest in a year, leaving shares down 32.46% in 2026. The Spain license shows where IREN can build next, and the market is now pricing how it pays for the build.
Badajoz Is Pitched at Customers Who Must Keep Data in Europe
IREN’s October 21 release says it has secured grid-connected power and the civil works license for a planned 300MW campus in Badajoz, Spain, with initial operations targeted for 2028. The campus is designed for compatibility with NVIDIA’s (NVDA) DSX AI Factory Platform, and IREN plans to offer managed AI cloud to customers with data residency requirements. Former Banco Santander CEO Ángel Corcóstegui chairs the new European board.
On the August 27 earnings call, an analyst asked how U.S. economics compared with initial conversations in Spain and Australia. Chief Commercial Officer Kent Draper answered, “I think very consistent,” adding that there “may arguably even be additional scarcity factor” where sovereign AI comes into play.
A license is not a signed customer, and Draper hedged with “arguably.” TIKR’s segment data shows Spain already held $218.94 million of IREN’s non-current assets at June 30, 2026. Co-Founder and Co-CEO Daniel Roberts said the $4 billion of contracted ARR “comes from less than 10% of our 5-gigawatt-plus portfolio” of secured grid connections, so Badajoz joins a large pool of capacity IREN still has to sell.

IREN Has Not Borrowed Against Its Data Centers Yet
Gartner predicted on October 14 that over 80% of neocloud providers will cease independent operations by 2030, which it framed as consolidation, and in a cut reported October 16, Morningstar lowered its IREN fair value estimate to $37 from $43, citing rising borrowing costs.
In an X post reported October 20, Roberts said IREN has paid for its data center construction in cash, with no debt against those sites. That cash came partly from capital markets: CFO Anthony Lewis said IREN secured about $19 billion over the prior 12 months, including roughly $3 billion of equity. On the call, Roberts explained that when prepayments are “equivalent to 50% of the GPUs, that’s roughly equivalent to 100% of the data centers because GPUs are roughly 2/3 of your fully loaded cost for the data centers plus the GPUs.”

What has not happened yet is a loan against those data centers. Asked about one, Roberts said, “lots of preliminary conversations, and we’ll let you know when we close one.” Badajoz and a proposed 900MW Redbank campus in New South Wales add to the sites that will need that financing, which is where higher borrowing costs would bite.
What Wall Street’s 12-Month Targets Imply
- Street Target (Mean): ~$78, about 205% above $25.51
- Street Target (Median): ~$80
- Street Target (Low): ~$37, about 45% above $25.51
- Street Target (High): ~$139
- Ratings: 13 Buy, 3 Outperform, 4 Hold, no Underperform or Sell
Reaching the mean requires the market to stop discounting IREN’s funding plan, and a first data center loan on reasonable terms is the clearest way that happens. The low target still sits about 45% above the close. At about 7x NTM EV/EBITDA as of October 21, the stock already prices in a funding strain that IREN’s financing record has not shown.

Conclusion
IREN’s September-quarter report is expected around November 5, a date the company has not confirmed. The test is its first loan secured on a data center: one priced below the 9% fixed rate on its Mackenzie GPU financing would support the Street’s path, while no deal leaves the stock trading on the sector’s debt fears rather than on its own funding record.
