What Happened?

Core Scientific (CORZ) stock is getting attention today after the company closed its $444 million Polaris DS acquisition and laid out plans to grow its Muskogee campus toward roughly 1.5 gigawatts of power capacity.

That expansion push comes right after Core Scientific announced a major new partnership with AMD, covering up to 2.5 gigawatts of data center capacity and more than $14 billion in base contracted revenue over 15-year lease terms.

The AMD deal builds on momentum that started with CoreWeave, whose lease grew from 16 megawatts in 2024 to 590 megawatts today.

Combined with the new AMD agreement, Core Scientific now holds about 1.1 gigawatts of total contracted billable capacity, worth more than $24 billion in base revenue.

The company says it’s already ahead of schedule, currently billing for 437 megawatts, and expects to keep delivering roughly 600 megawatts a year through 2028.

Core Scientific stock has returned 18% over the past year, which raises the question of how much of this growth story is already baked into the price.

On a price-to-sales basis, the stock trades around 12.7x, well above the software industry average of 3.8x and the peer average of 2.3x.

A model-based fair value estimate puts the multiple closer to 6.9x, roughly half of where Core Scientific stock trades today.

What the Market Is Telling Us About Core Scientific Stock

The market appears to be pricing in significant future growth for Core Scientific stock, even though broad valuation checks lean expensive rather than cheap.

The Polaris DS deal and Muskogee power expansion support a bigger long-term earnings story, but they also require real capital. Building out AMD’s initial 530 megawatts alone is expected to cost about $6 billion, largely funded through project-level bonds.

Not everyone agrees the stock is overpriced, though. One widely followed community view argues Core Scientific stock is actually 53% undervalued, pointing to the company’s earlier CoreWeave contract, worth up to $8.7 billion over 12 years, as evidence that future revenue could run well ahead of today’s numbers.

For now, the split between rich sales multiples and bullish long-term contracts sums up the debate around Core Scientific stock.
