What Happened?

Digital Realty Trust (DLR) just delivered one of its strongest quarters in years.

Revenue for the quarter ended June 2026 hit $1.92 billion, up 28.9% from a year ago and well above the $1.66 billion Wall Street was looking for, a beat of more than 15%. Diluted EPS came in at $1.21, crushing the $0.46 average estimate from analysts.

Digging into the numbers, rental revenue reached $1.15 billion, ahead of the $1.12 billion estimate and up 14.2% year-over-year.

Fee income was a standout, jumping to $248.93 million versus just $33.79 million expected, a massive 623% increase from last year.

Tenant reimbursements for utilities also rose sharply, up nearly 20% year-over-year to $352.9 million.

On the earnings call, management pointed to record bookings in its interconnection business, which topped $100 million for the first time, along with record renewal spreads above 25%.

The company’s total backlog also hit an all-time high of $1.9 billion, giving it strong visibility into future revenue.
